CAPITAL’s objective is to provide the appropriate mix of preconstruction services to best serve the needs of the Client and his/her design professionals. The benefit of having the general contractor involved in the early stages of project planning and design is to establish a firm understanding of the approach and coordination of all members of the project team in order to meet the Client’s objectives.
Our emphasis on preconstruction services throughout the design and documentation process will be to:
• Determine and eliminate any scheduling problems related to long lead items
• Evaluate constructability of design
• Provide cost estimating and cost control
• Monitor schedule sequencing so that the project meets the Client’s needs in terms of quality, cost and timely delivery
Some of the specific pre-construction services that CAPITAL will provide are detailed below:
Conceptual Budgeting/Estimating
CAPITAL will provide the Client with pricing information relative to the current stage of the project. This information ranges from a budgetary estimate which is based upon specified quantities and assorted cost data, to a schematic estimate based upon conceptual design. As the architectural designs develop, CAPITAL will provide conceptual estimates throughout the development phase to the completion of construction documents. Once the design documents are complete, CAPITAL will prepare a detailed estimate that accurately defines both the cost and the scope of the project.
Value Engineering & Constructability Analysis
CAPITAL will attend design meetings throughout the various stages and will provide the team with an assessment of design concepts on construction costs, schedule, quality, maintenance and function with respect to the requirements of the project. We will suggest a cost effective means of construction as well as offer opportunities for cost savings through use of alternate equipment and/or materials which do not compromise the design concept or overall intent of the project. |
